creating a roadmap

We move forward by defining a shared vision through a Heads of Terms (HoT) agreement. While non-binding, this document sets the tone for collaboration and outlines commercial terms, specifications, and timelines.
In a series of interactive workshops, we align on your preferred building size, layout, specification enhancements, fit-out approach, occupancy timing, rent structure, and lease duration.  From day one, we assign dedicated experts, from development and legal to energy, mobility, and ESG, to ensure full support and a seamless path forward.

signing the agreement

With the direction set, we formalise the project through an Agreement for Lease (AfL) confirming your commitment and our delivery plan, including final specs and key terms.
During this stage, we continue refining details together, from layout customisations and access needs to early fit-out dates and planning conditions, with all decisions documented and approved at board level on both sides. You’ll also be supported by our in-house architects, Prologis Essentials team for fit-out, and energy experts who help align the building with your brand, operations, and sustainability objectives.

planning & design

With the AfL signed, we take the lead on planning and technical design.
Our experienced teams prepare and submit planning applications, develop full technical drawings, and secure all necessary consents while coordinating with local authorities and other stakeholders.

construction begins

With planning approved, we’re ready to break ground. Your dedicated Development Manager leads construction, acting as your single point of contact throughout. From a pre-commencement meeting to monthly progress updates, we keep you informed and engaged every step of the way.
We’ll also support you in coordinating your fit-out, securing energy connections, and planning racking layouts ensuring your warehouse is operational from Day 1. Just before handover, we’ll guide you through final quality inspections to ensure everything meets our high standards.

beyond the build

Our commitment doesn’t end at handover. Once you move in, your dedicated Customer Experience Team will continue to support you throughout your lease, ensuring the building runs smoothly and any questions or issues are resolved quickly and professionally.
You’ll have a direct line to people who know your project, plus a dedicated channel for fast resolution of early-stage issues. And with Prologis Essentials, we’ll help you optimise performance, adapt to change, and get the most from your space. Because for us, a long-term partnership starts with great aftercare.
